Summer Home Maintenance Checklist: Essential Tasks to Tackle

With summer in full swing, now is the time to start preparing for fall and cooler days. That's right, much of summer home maintenance is all about ensuring your house and yard are ready for the turn of seasons in just two to three months. At the same time, these maintenance tasks will also help you protect your landscape and ensure you and your family can stay comfortable as temperatures rise.

Get an AC tune-up

If you haven't already, call in a professional HVAC technician to evaluate your home's system. Inspections twice per year are ideal for keeping any system energy-efficient. By mid-summer, your HVAC has already been working hard. Now is the time to ensure its air filter isn't dirty or needs to be replaced, that its refrigerant levels aren't too low and that all of its components are in top shape.

Clean your pool weekly

Homeowners have to stay on top of pool maintenance to avoid contaminated water and the headaches of expensive repairs and restoration work. Be sure to clean your pool walls every week, skim often and consider having a professional pool company come by every week or so to keep your pool sparkling.

Check your gutters

All those summer storms can cause debris to collect in your gutters. Make sure they're not clogged and are tightly secured to prevent leaks, flooding and structural damage. If need be, you may want to reinforce your gutters before fall to make sure they're able to withstand all the added leaves come autumn.

Mow your lawn

It may be tempting to spend the day lounging rather than tending to your yard. But weekly mowing of your lawn is the best way to prevent weeds and have strong, healthy grass. Be sure to mow your grass no more than five inches. Mowing every week or so will give you thicker, lusher growth and a stronger lawn.

Replace window screens

When was the last time you took a look at your window screens? They've likely accumulated a lot of pollen and dirt and may have tears that could invite pests indoors. If your screens have seen better days, replace them to enjoy greater protection for years.

While you're at it, check your windows and window frames, too. Look for any small cracks on the interior or exterior that could cause cool air to escape or allow bugs an easy entrance to your home. A simple caulking or weather-stripping kit can help fix the issue.
